A major residential expansion at Cumbalum moved a step closer this week, with Ballina Shire councillors deciding  to progress planning changes that would pave the way for hundreds of new homes while addressing environmental and infrastructure issues.

At Thursday’s council meeting, Councillors endorsed planning amendments that would allow the proposal to move forward following extensive technical studies, public consultation and negotiations with state government agencies.

It forms part of the long-term Cumbalum urban release strategy, which has been identified as one of the shire’s key locations for accommodating future population growth.

Council’s report acknowledged community concerns raised during consultation, including traffic impacts, the protection of environmental corridors, bushfire management, servicing infrastructure and the timing of community facilities. Officers say a range of changes and conditions have been incorporated to respond to many of those issues while maintaining sufficient land for future housing.

The report noted Ballina Shire continues to experience strong population growth and increasing demand for housing, making the orderly release of residential land an important part of the council’s long-term planning strategy.

The proposal will continue through the statutory planning process before any subdivision or housing construction can begin. Future development applications would still require detailed assessment and public notification where required.

It is another important milestone in shaping the future of Cumbalum, which has expanded rapidly over the past decade and is expected to remain one of the region’s major residential growth areas.
