The sprawling former home of Byron Bay Bluesfest at Tyagarah has been put on the market, less than six months after the famous music festival collapsed.

The almost 118-hectare property at 30 Tanner Lane, now known as Byron Events Farm, is being offered for sale for the first time since 2007.

Bluesfest began using the site in 2010, transforming the former tea tree farm into the permanent home of one of Australia’s best-known music festivals.

The property comprises three main parcels across six titles and includes three homes, offices, an industrial shed and The Green Room entertainment venue, along with extensive infrastructure developed for major events.

Its location beside the M1 and about 15 minutes from Byron Bay is also being promoted as a major selling point.

The sale follows the dramatic cancellation of the 2026 Bluesfest in March amid poor ticket sales, with two companies associated with the festival subsequently placed into liquidation.

The land was last valued by the NSW Valuer-General at $7.14 million, although selling agent North Coast Commercial Real Estate has not placed a price guide on the property.

Expressions of interest close on October 8 unless the property is sold beforehand.

The site can be purchased as a whole or in separate parcels, potentially opening the way for a very different future for the land that hosted Bluesfest for more than 15 years.
